One Effer On the Farm

part of the 1722 estate of Samuel Sargent, Middlesex County, Massachusetts, file 19896; digital image made from Family History Library microfilm.
This is part of the inventory of the estate of Samuel Sargent from Middlesex County, Massachusetts. Spellings sometimes are creative.

Would you have known that the item in the green box was meant to be Heifer? It's grouped with the livestock which makes it logical that the intention was to refer to a female of the bovine species that had not yet had a calf. The steer  and the heifer were probably about the same age which is why they were grouped together. And obviously, the heifer was not a cow which is why she was grouped separately. That's speculation, but I'm fairly certain heifer was the intended reference here.
